The service life of residential elevators is affected by many factors:

1. Basic service life
Regular service life range
Under normal use and maintenance conditions, the design life of elevators is generally 15-20 years.
Some types (such as traction elevators) can be extended to 25-30 years through standardized maintenance; hydraulic elevators are usually around 20 years.
The country has not enforced a unified scrapping age, but many places implement guiding standards: elevators without spare elevators are recommended to be scrapped after 15 years, and those with spare elevators can be extended to 18 years.
Key factors affecting service life
Maintenance quality: Regular professional maintenance can significantly extend the service life.
Frequency of use: In high-rise residential buildings or densely populated communities, elevator wear accelerates and may need to be replaced in 10-12 years.
Technology iteration: If the parts of old elevators are discontinued or safety standards are upgraded, they may need to be replaced even if they have not reached the service life.
2. Determination of the end of life and scrapping rules
Mandatory scrapping conditions (scrap if any of the conditions are met)
The building has only one elevator (no spare) and has been in use for ≥15 years;
The equipment has serious defects (such as wear of the main engine, and the repair cost exceeds the residual value after multiple overhauls);
It is a model that has been discontinued by the state and has been in operation for more than 15 years.
Extended use mechanism
If the elevator is modified (updated control system, door system, etc.) and passed the appraisal of a professional organization, it can be used for up to 25 years, but it needs to be inspected every six months
